ABSOLUTE MUST READ!: UCLA survey reveals what developers think of the Silicon Valley real estate market
If you were looking for signs revealing the end of the real estate bull run, you won't find them in the latest Allen Matkins UCLA Anderson Forecast Commercial Real Estate Survey, the semiannual report that was released today.

BUYERS MUST READ: How Mortgage Problems Unravel Home Deals
On the road to homeownership, the stretch between an accepted offer and the closing is fraught with detours that can leave buyers in a ditch. While no deal is a certainty until the last signature is applied, buyers can take some preventive steps to help ensure their purchase stays on track. One of the most common reasons deals derail in today’s markets is…

RECENT EXPERIENCES:

  • Helped a seller reach an expected sales price conclusion for a property based on comparables.
  • Used a drone to shoot an aerial video to highlight a spectacular view lot in Almaden Valley.
  • Managed a SIMULTANEOUS closing for a seller so they didn’t have to make a double move.

THINGS I CAN HELP WITH:

  1. Considering selling in the next 18 months? Let me know and I can give you advice and strategies to obtain top market value.
  2. Looking for a home in a specific school district? My website can do that for you.
  3. Looking for a home with an “open floorplan” or “big backyard”? My website can do that too.

Selling before buying can be really tricky in a market like this, but you do have options. Let me help by first
filling out this form so I can get started on pricing your current home, and then we can discuss options to prevent a double move, or worse, not being able to buy the replacement!

FORECAST: Multiple offers are still present, roughly 2-3 per property in the South Bay and 4-6 in the North Bay. This is likely due to the increase in travel that occurs during the summer months. I suspect the number of offers will rise within a month.

RECAP: Santa Clara County
Demand for housing in Santa Clara County is continuing to be very strong. Buying opportunities will remain limited until more people bring their home to the market.

RECAP: San Mateo County
San Mateo County sales are staying strong. I think the trend for the coming months will be consistent with the previous 6 months. CALL ME IF YOU NEED ANY SPECIFIC INFORMATION.
